This presentation will focus on real property and title considerations inherent in the probate administration for decedent’s dying or owning real property in the State of Maryland.  The speaker will outline the probate process and the rights and obligations of the Personal Representative, heirs, and creditors. We will discuss: 

• When property can be distributed from an estate
• If a quiet title action is necessary and how it can be avoided using probate
• How to handle creditor’s claims and whether those claims attach to real property
• The mechanism for managing liens on a taxable estate.
