DUTIES INCLUDE:
- Daily interactions with parties to the sales contract
- Obtaining and entering data into software (Qualia experience preferred but not required)
- Obtaining mortgage payoffs, HOA demands, lien certificates and assisting senior processors with daily tasks
- Answering phones and routing to appropriate staff

Liff, Walsh & Simmons is seeking an ambitious and highly motivated individual to join our team as a Commercial Transactions Paralegal. This role is ideal for recent graduates or individuals who are otherwise eager to gain hands-on experience in a variety of commercial transactions in the fields of business, real estate and finance. The successful candidate will work closely with our attorneys and will have a strong desire and eagerness to learn about the services we provide and the industries we serve.
Responsibilities would include, but are not limited to:
- Assist with transaction management including maintaining and updating closing checklists for each transaction simultaneously.
- Assist in the preparation of transaction documents, including but not limited to, purchase and sale agreements, loan documents, leases, deeds, bills of sale and other conveyance documents and contracts.
- Assist with due diligence in a variety of commercial transactions, including but not limited to, title review, survey review, ordering and reviewing judgment and UCC searches, and reviewing corporate documents.
- Perform administrative tasks such as scheduling meetings and appointments for all parties involved, including lenders, attorneys, title companies, and brokers.
- Assist in the closing process, including compiling and scanning transaction documents, coordinating funding, and tracking all outstanding requirements for closing.
- Assist with post-closing matters, including compiling all final closing documents, preparing closing binders, and reviewing final title policies.
- Prepare corporate documents for entity formation of corporations, partnerships and limited liability companies, and assist with ongoing maintenance of corporate client records, files and policies.
- Manage and organize client files in our electronic database and paper filing systems from opening through closing of files.
- Perform other paralegal duties and special projects and other related duties as assigned.
Qualifications and Skills:
- Ability to succeed in a fast-paced environment driven by multiple transaction deadlines.
- Ability to manage and effectively prioritize a large number of projects at the same time.
- Positive, pro-active, professional attitude, with a strong desire to learn about business, commercial real estate, and commercial finance transactions.

PGP Title is seeking a Sr. Escrow Officer / Sr. Settlement Officer. Senior Escrow Officers oversee and manage escrow processes for the closings of real estate transactions. They play a pivotal role coordinating with various stakeholders including homebuyer, seller, mortgage, accounting and other areas within the Title & Settlement Process. They leverage their expertise in escrow procedures and industry regulations, navigate complex transactions, uphold compliance standards and serve as mentors to fellow branch employees. This position is office-based, requiring in-office attendance five days a week to foster team collaboration and ensure direct customer engagement.
Responsibilities would include, but are not limited to:
- Handle all aspects of the settlement transactions including preparation and approval of Settlement Statements.
- Verify accuracy of loan documents, insurance documentation, seller statements, and contract or sales agreement.
- Obtain signatures for closing transactions, explain all documents executed as needed, and facilitate questions/answers between parties to the transaction.
- Follow Escrow Accounting Business Practice Guidelines which includes but is not limited to collection and disbursement of funds while complying with required State and Federal Good Funds statutes.
- Review escrow quality assurance reports and resolve any outstanding issues to ensure compliance with required business policy.
- Ensure timely and accurate flow of information and documentation from settlement team to Recording and Accounting departments.
- Provide mentorship and guidance to junior staff. Expected to manage a higher volume of closings compared to Escrow Officers, ensuring efficiency and accuracy in processing transactions.
- Ensure adherence to workflow processes.
Qualifications and Skills:
- 2-5 years of Escrow Officer experience.
- Active License required for the states of Maryland and Virginia; Notary Public license requirements as required by State
- Customer service skills with experience engaging with diverse homebuyer demographics.
- Ability to multi-task and handle fast-paced and demanding work environment.
- Effective communication skills (both written and verbal).
- Effective follow up skills and attention to detail.
- Adaptability.
- Ability to collaborate effectively across dispersed teams in multiple locations.
- Proficiency in Microsoft Office Suite required.
- Experience with OneNote and SoftPro preferred.
- Shows expertise, proficiency, and comprehensive understanding of title and escrow processes.
